  3. East coast style houses with basements, in California very, very few homes have basements. Split levels like the Rockford and the Sinclair were first introduced by East coast home builder Eddie Meredith in the late fifties and sold like hotcakes.
    His homes where larger than most tract homes in California and he offered a wide range of floor plans so his tracts where less cookie cutter. His well built homes also exceeded the building codes and standards of California at that time as his homes were reinforced for winter storms as they would be back East. He even offered 4 and 5 bedroom homes with 3 or 4 bathrooms and 3 car garages, at a time when the standard tract house was 3 bedrooms with 1 or 2 bathrooms and a 2 car garage. Back then if you wanted more than a 3 bedroom house it had to be custom built at great cost. The only drawback to his homes, they were large and built on standard size lots. His 3 bedroom houses were typically 2200 square feet when most tract houses in California were between 1500 and 1800 square feet. So Meredith’s homes had a smaller front yard and backyard.
    Today sellers get top dollar for a Meredith home. -Rj
