I love both of these, but (comma) the first one is excellent; (semicolon) I have been putting a lot of the blame for this shit on my parent's generation for years!

Regarding "rent", the normal progression of the country is to increasingly "gentrify" over time. Everybody wants a nicer place, so charge them for it even if it is not a nicer place.
In the earlier days of late-night informercials on "house flipping", one of the suggestions was to arbitrarily increase the price of the completed home by about $10k. If normally $50k, make it $60k. All new buyers usually wanted to brag about how expensive their new place was, so make it higher so they could do that. My thought was that those friends whom they were showing it off to, would think "They got took! By at least $5k."
The same could be applied to rents, too. Whether for homes, apartments, or mini-storage units. As many landlords use "market rate" to base their rents on, that "rate" can be of their own choosing. From their perspective, "Why should I leave 'money on the table' rather than getting it?" IF the rate might get too high, no customers. Except that everybody needs a secure roof over their head at night. "IF you want to stay here, pay the rate."
"Collusion" and "price-fixing" is illegal, BUT I highly suspect that property owners "all talk", so they can check up on each other and act accordingly.
HAHAHA the Reagan voting parents! We never had quite the Neo-Con revolution up here in Canada. In fact just before Reagan there was a short-term PM who was considered a 'Red Tory'. The accepted sense of govt involvement in life here is a bit misunderstood by Americans I think (If I may be so bold). We needed what are called Crown Corporations (and other forms of 'socialism' haha) to build infrastructure, and a score of things, simply because the country is SO massive, and the population small. Microwave transmission is an example, stretching across the country. And who headed the building of these corporations enabling a modernization of Canada post-war? A fellow named CD Howe - an American by birth. I have American cousins. My first cousin was convinced that Justin Trudeau's father was a communist. It's truly bizarre :)
Trickle Down more like Pissed On economics, no thanks to the Neo’s of all stripes :( Back in the day (1960) one of my aunts rented a 1 bedroom apartment and owned a car on minimum wages in Orange County CA, today that would be impossible. So much for Reaganomics ! -Rj
